Shindico Acquires 14.34 Acres at Water Tower District for New Mixed-Use Infill Development

Winnipeg, MB – October 21, 2025 – Shindico Realty Inc. is pleased to announce the acquisition of 14.34 acres of land within the Water Tower District, Winnipeg’s newest infill mixed-use development. The site, located on the former Canada Packers/Public Markets lands at the southeast corner of Marion Street and Archibald Street, represents one of the city’s most significant infill redevelopment opportunities.

As the owner and developer, Shindico Realty Inc. will fully design, construct, and lease the retail component of the Water Tower District. The development will be undertaken in partnership with Olexa Developments Ltd., a long-time and trusted partner. This latest project builds on a history of successful ventures together, including the Brookside Business Park.

The project will feature a best-in-class retail centre, complemented by multi-family and industrial uses, creating a complete, connected, and walkable neighbourhood designed for modern urban living. The design will focus on convenience, accessibility, and long-term tenant success—hallmarks of Shindico’s premier retail projects across Manitoba.

The new retail hub will include a dynamic mix of national and local tenants, with numerous drive-thru opportunities and high-visibility pad sites that will cater to both local residents and commuters along Marion Street and Archibald Street.
